Backqround Parcel Map No. 36395 is bounded by Frank Sinatra Drive, College Drive, University Park Drive, and Cook Street. The map provides for the subdivision of a single parcel into one 3.4-acre commercial parcel, and one 15.9-acre multiple-unit residential parcel, known as The Vineyards. All buildings and improvements are existing. Department of Public Works condition number 2 can be eliminated because formal apportionments are not processed for Community Facilities District subdivisions, unlike assessment districts. The tentative map was approved by the Planning Commission on October 18, 2011 and will expire October 18, 2013. Those conditions of approval related to the map have been satisfied. This map conforms to the requirements of the Subdivision Map Act and City ordinance and it is substantially the same as it appeared on the tentative map. Housing Authority shall have at its option the ability to pravide rental assistance to "low" income households. 15. Any entry gates for the project shall be set back 100 feet from the curb-line of the adjacent street. 14. Waiver of access to Cook Street, Frank Sinatra Dnve, Callege Drive and University Park Drive, except at approved locations, shall be granted on the plan. REQUIREQ CONS�'RUCTION 15. Full public improvements required by Sections 26.40 and 26.44 of the Palm Desert Municipal Code sfiall be installed in accordance with applicable City standards, i.e. • 8' sidewalk on Cook Street and Frank Sinatra Dr., 6' sidewalk an University Park and Cotlege Drives • Qeceleration lane on Cook Street and Frank Sinatra Drive at project entr�tnces. • Modify Cook Street median to accommodate a"left turn only fane in" at the project entrance to be shared with future project at the Cook Street-Frank Sinatra Drive corner. Rights-o#-way necessary for the instailation of the above referenced improvements sha41 be dedicated to the city prior to the issuance of any permits associated with this praject. 16. All public improvements shall be inspected by #he Department af Public Works and a standard inspection fee shall be paid prior to issuance of grading permits. No occupancy permit shall be granted until public irnprovemen#s have been completed. 17. Tcaffic safety striping st�aN be installed to the specificatians of the Director of Public Works. A traffic contrQl plan must be submitted to, and approved by, the Director of Public Works prio� to the placement of any pavement markings. 18.
