I. CALL TO ORDER
Chairman Roger Dash convened the meeting at 3:30 p.m.

A. MINUTES of the Regular Housing Commission meeting of June 8, 2005
With a Motion made by Larry Saindon and seconded by Leo Sullivan
the minutes were unanimously approved with Commissioner Carrie
McLeod absent.

ACTIONS
An update was provided to the Housing Commission for review.
C. RPM MONTHLY STATUS REPORT
The Monthly Status Report for June was reviewed by the Commission.
A question regarding the Taos Palms report of one vacancy was reported
to be a move out of by a long term resident. The unit will be renovated
prior to re -leasing.
D. REPORT #1 - MONTHLY OCCUPANCY AND AVERAGE RENT
STATEMENT
Report # 1 for May was reviewed by the Commission.
Upon question of the annual audits, Janet Moore stated that the auditors
recently conducted a special engagement audit of all tenant files. An
update will be provided once the City Council has reviewed the report.
Also addressed were increases in rent due to an increase in Riverside
County HUD Incomes and a decrease in utility allowances. Janet Moore
summarized the calculations of the utility allowances received from
Riverside County based on average usage for this area.

E. REPORT #2 - MONTHLY NET OPERATING INCOME STATEMENT
Report #2 for May was reviewed by the Commission.
F HOUSING AUTHORITY PROPERTIES UPDATE (JAMES)
James Conway reviewed the update on the Housing Authority properties
provided to the Commission.

A. HOUSING AUTHORITY NEWSLETTER (JULY)
Newsletters were reviewed by the Commission.
Upon question, Janet Moore updated the Commission on the clubhouse hours
and landscaping suggestions discussed at the last meeting. She stated that Las
Serenas tenants would be surveyed with respect to the clubhouse hours. The
landscape requests have been forwarded to the City's Landscape Manager for
review.
B. AGENCY HOME IMPROVEMENT PROGRAM UPDATE
An update on the Home Improvement Program was provided to the Commission
for review.
James Conway stated that five of the eight projects are sewer connections.
Janet Moore thanked James Conway and Debra Bradley (not present) for
processing an application in order to provide an AC unit to an elderly
homeowner quite expeditously.
C. PALM VILLAGE APARTMENTS
Bryce White distributed pictures of the construction site of Palm Village
Apartments. He stated that construction is progressing on schedule and is
expected to take 11 months with a completion date of March 2006.

D. CATALINA GARDENS/PUEBLOS COMMUNITY ROOM/ PHASE II 20 ACRE
SITE UPDATE:
Bryce White distributed pictures of the proposed Catalina Gardens/Pueblos
community room and reported that the project is expected to take 6 months.
An update of the 20 Acre Site projects was provided in a memo by Lauri
Aylaian.
There was discussion regarding the construction and design plans of the single-
family homes and senior complex. Dave Yrigoyen stated that the intent is to
have the developer selected for this project to build both projects. The design
plans have been reviewed and approved by the Adhoc Subcommittee, Housing
Commission, and City Council and will be forwarded to the developer for
construction.
IX. ADJOURNMENT
With members of the Housing Commission concurrence, Chair Roger Dash
adjourned the meeting at 4:10 p.m. The next meeting will be held on September
2005.
