By Minute Motion that the Agency Board:
1. Authorize the bill of sale document for the telephone infrastructure
facilities to Tract No. 30795 (Falcon Crest/La Rocca Villas); and
2. Authorize the Executive Director to execute the Bill of Sale to
Verizon California Incorporated.
Executive Summarv:
Approval of the staff recommendation will convey ownership of the Falcon Crest/La
Rocca Villas telephone system infrastructure to Verizon California Incorporated.
Discussion:
As part of the development of the Falcon Crest/La Rocca Villas project, ComDyn PD,
LLC, the owner's representative, will construct certain utility systems. Once construction
is complete, the infrastructure is turned over to the utility companies who then own and
maintain them.

Verizon California Incorporated has designed the telephone utility infrastructure
including underground conduits, manholes, pull boxes, pedestals, and appurtenances,
which will be constructed under the supervision of ComDyn PD, LLC, under their
existing contract with the Agency. Staff recommends approval of this recommendation,
which will allow the Executive Director to turn over ownership of the telephone facilities
to the appropriate utility company, Verizon California Incorporated.

Said telephone property is more particularly illustrated on Drawing(s) Exhibit "A", dated 4/18/06, Work Order
Number 547- 3POAOCB attached hereto and made a part hereof.
Said telephone property consists of all or any part of the following facilities placed by the Grantor(s) on the above
described property: underground conduits, manholes, pull boxes, pedestals and appurtenances for the
transmission of electric energy for communication purposes.
Said Grantor(s) hereby warrant(s) all title and interest herein conveyed, that said PALM DESERT
REDEVELOPMENT, a public body, corporate and politic is/are the owner(s) of the telephone facilities
conveyed with full right to convey, that said telephone facilities are free of encumbrances, and that VERIZON
CALIFORNIA INCORPORATED shall have quiet enjoyment of said telephone property.
