DEED CONVEYING THE HENDERSON COMMUNITY BUILDING
AND PARCEL TO THE CITY OF PALM DESERT

Recommendation:
By Minute Motion, that the Redevelopment Agency Board:
Authorize the Chairman to execute a Quitclaim Deed conveying the
Henderson Community Building and parcel to the City of Palm
Desert.
Executive Summarv:
The Henderson Community Building is scheduled to be complete in July 2008. Once
the building is complete, the execution of the attached Quitclaim Deed will authorize the
transfer of the building and parcel from the Redevelopment Agency to the City of Palm
Desert. This conveyance will allow the City to enter into a lease with the Chamber of
Commerce for future occupation of the building. Staff recommends approval.
Discussion:
The Entrada del Paseo project consists of a twelve acre parcel containing the Visitors
Center, Cuistot Restaurant, La Spiga Restaurant, the Eric Johnson Gardens, common
area parcels, and the Henderson Community Building. The Henderson Community
Building parcel consists of a .88 acre parcel with a 4,600 square foot building. The
building is currently under construction and is scheduled to be complete in July 2008.
Upon completion, the Redevelopment Agency intends to transfer the building and parcel
to the City of Palm Desert. The City intends to lease a portion of the building to the
Chamber of Commerce.

Once the building is complete, staff is seeking authorization to allow the Chairman to
execute a Quitclaim Deed approving the transfer of the Henderson Community Building
to the City. Once the transfer occurs, the City will be able to execute a lease with the
Chamber of Commerce to occupy the Henderson Community Building. An item
requesting approval of a lease with the Chamber is also scheduled for the July 10,
2008, meeting.
Staff recommends approval of the attached Quitclaim Deed allowing the transfer of the
Henderson Community Building and parcel once the project is deemed complete.

This transfer is exempt from Documentary Transfer Tax pursuant to Revenue & Taxation
Code Section 11922, and exempt from Recording Fees pursuant to California Government Code
Section 6103.
FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged, the
PALM DESERT REDEVELOPMENT AGENCY, a public body, corporate and politic
("Grantor"), does hereby REMISE, RELEASE AND FOREVER QUITCLAIM to the CITY OF
PALM DESERT, a municipal corporation, all of* its right, title and interest in and to that certain
real property located in the City of Palm Desert, County of Riverside, State of California, more
particularly described on Exhibit A attached hereto.
