The concept plan includes, but is not limited to the following components: • Remodel of the existing lobby/bar area to accommodate an expanded bar area with the relocation of two offices • Expansion of the lobby/ballroom hallway to eliminate the pinch point • Enclosure of the existing ballroom to reduce noise • A 5,264 square foot expansion to the kitchen/building at east end of clubhouse • Modification to the ballroom audio visual, window shading and lighting • Revised architectural renderings (See attached conceptual plans) Staff Report Contract No. R29450A Approve Design Concept and RFP for the Desert Willow Kitchen/Building Expansion January 14, 2010 Page 2 of 2 On October 22, the Agency Board authorized the Secretary to advertise and issue a RFP for architectural services for the final design of the kitchen/building expansion. Staff is currently seeking proposals from consultants to provide qualifications and proposals for design services. An addendum will be issued to address the revisions to the project scope as discussed at the January 7, 2010, Study Session. Staff will return to the Agency Board on January 28, 2010, with a recommendation to approve a contract for architectural services with the most qualified firm. Fiscal Analysis The estimated construction cost for the project is $3.95 million, including the lobby remodel. The preliminary construction cost has been considered. Additional revenues produced as a result of the expansion may augment future General Fund revenues. Design and project costs can be funded by the Redevelopment Agency; therefore, there is no immediate fiscal impact to the General Fund. Submitted By: artin Alvarez, edevelopment Mgr.
