Application Overview The following pre-qualification questionnaire provides the information necessary to determine whether you qualify to be placed on the interest list for the City of Palm Desert's for-sale housing programs. This does not guarantee or imply that you will be assisted with the purchase of a home. If any listed applicant or household member is represented by a real estate agent or broker at any time during the application or purchase process, it must be disclosed. The Housing Department may correspond with your agent with regard to a property as a courtesy, but will assume no responsibility for payment of any fees to your agent. It is important that you notify the Housing Department of any changes in your income, household size or composition, or any other information requested on the application while you are on the interest list. This helps the Housing Department determine whether you qualify for the next available home. If the Housing Department does not have your most current information when a suitable home becomes available, you may be notified that you do not qualify because your information was not updated. A down payment is required in order to purchase a home in a for-sale development. The down payment must be identified at the time of prequalification. Minimum stated amount: $4,000, but amount varies by development. Applicants and co-applicants must agree to maintain the property as their principal residence during the entire affordable period. I am aware that the Palm Desert Housing Authority does not warrant the condition or value of the property. Right to Financial Privacy Act of 1978, 12 U.S.C. 3401 et seq. You authorize the Authority to have access to financial records held by financial institutions in connection with the consideration or administration of assistance to you. Financial records involving your loan and loan application will be available to the Authority without further notice or authorization, but will not be disclosed or released by the Authority to another government agency or department without your consent except as required or permitted by law. Any intentional or negligent misrepresentation of the information contained in this questionnaire and its attachments may result in civil liability, including monetary damages, to any person who may suffer loss due to reliance upon any misrepresentation made in this questionnaire and its attachments. The community includes three- and four-bedroom attached and detached homes ranging from approximately 1,100 to 1,300 square feet. Amenities include common areas, an adult pool and spa, a children's pool, volleyball and basketball courts, and a YMCA childcare center. Since sell-out in 1998, demand to live in Desert Rose has remained high. Occasionally, an owner decides to sell and a home becomes available. The Palm Desert Housing Authority maintains an interest list of people interested in acquiring a home at Desert Rose if one becomes available. Homes are available to very low, low, and moderate income families. Prospective buyers are selected from the list according to income and family size appropriate for the available home. The Authority provides limited financial assistance for eligible households who qualify for a primary loan with a conventional lender. Restrictions have been placed on the homes to ensure affordability for up to 45 years, and buyers must meet certain minimum qualifications at the time of purchase. Community Information Sheet: Falcon Crest Falcon Crest is a for-sale community consisting of 93 single-family homes located in the heart of Palm Desert near recreation facilities, shopping, and services. The community was developed by the former Palm Desert Redevelopment Agency as part of its affordable housing program and made available to households whose income was at least $40,000 annually. Three- and four-bedroom floor plans were designed with today's households in mind. The project has a Tuscan theme with drought-tolerant front yard landscaping. Homes include ample living spaces with nine-foot ceilings and abundant natural light. Energy-efficient features include R-30 attic insulation, R-19 insulated 2x6 walls, double-paned low-e windows, and Energy Star air conditioning.
