Residential HVAC Virtual Inspection Checklist Purpose and Applicability
This checklist is intended for virtual HVAC replacement inspections and does not apply to new construction or new HVAC locations (subject to approval). This form must be completed and
submitted with the required photos. See the step-by-step instructions on how to submit pictures.
Required Photos and Documentation
Please provide 7–8 photos total that include the following:
Photo of the Residence
Address must be clearly visible.
One to Two Photos of the Overall Equipment (Service Side)
Include in these photos:
Refrigerant line-sets with insulation and suction port locks.
Gas line sediment trap with fuel gas shut-off valve.
Condensate water line and termination point.
Vent connections, chimney/B-vent.
Support/anchorage method (attic, pad, roof platform, etc.) per CMC §303.4.
Exterior units only: Show UV protection on exposed line-set insulation.
Manufacturer’s Label
Must show required fuse or breaker size.
Overcurrent Protection
Photo of installed fuse (if used).
Photo of circuit breaker supplying the equipment (must be labeled per CEC §408.4).
Electrical Disconnect
Provide a photo showing an electrical disconnect within sight of the unit.
Disconnect must be readily accessible and labeled (CEC §440.14).
Combustion Air Vents
Required only if FAU is located in a closet or enclosed space (not required for garage installation).
Condensate Overflow Protection (If Applicable)
If equipment is located above a finished ceiling (e.g., in an attic), provide a photo showing:
Secondary drain pan, or
Float safety switch installed on primary drain line.
Project Status Documentation
Include a copy of the completed Project Status Report page.
Smoke/Carbon Declaration Form
Provide completed City’s Smoke/Carbon Declaration form only (do not include photos).

I affirm that the above information and submitted photographs accurately represent the completed residential HVAC installation. During the review of the submitted photographs, the inspector
may require a video, virtual, or in-person inspection. The inspector will provide further instructions, if necessary.
