Dear Monterey Country Club Sales Office,
The City of Palm Desert continues to receive reports of homes in Monterey Country Club being
listed for sale as three-bedrooms. As noted in our letter on July 19, 2024, most floor plans in
Monterey Country Club include two bedrooms and a den. Under California Building Codes,
which the City is required to enforce, a den is not considered a bedroom. This letter is a second
reminder to ensure all properties are listed accurately, in line with the original building permits
and state codes.
To clarify, a bedroom must have a properly sized window or door that opens directly to a public
street, alley, yard, or court. Rooms that do not meet this requirement, such as those adjacent
to enclosed atriums, are considered “dens” and cannot be marketed as bedrooms. Please refer
to the Monterey Country Club original floor plans below for their bedroom count:
1. Plan 20 (Valencia): a 2-bedroom floor plan.
2. Plan 200 (Sebastian): This is originally permitted as a 1-bedroom floor plan.
o Note: The 1980 Building Board of Appeals allowed only 51 units to be
listed as a 2-bedroom floor plan with a permanent ladder in the atrium.
3. Plan 30 (La Palma): a 2-bedroom floor plan.
4. Plan 300 (Alhambra): a 2-bedroom floor plan.
5. Plan 3000 (Coronado): a 2-bedroom floor plan.
We strongly encourage all realtors to disclose the correct bedroom count when selling
properties. Please note that homes being purchased for short-term rental (STR) purposes, with
floor plans 30, 300, and 3000, cannot be marketed as three -bedroom homes. The City is actively
monitoring STR listings online and may issue administrative fines to homeowners if the listing
inaccurately represents bedroom counts.
